The CEIB Electrical Plans Examiner examines construction documents related to electrical systems to determine compliance with OBC rules. Please visit our office for electrical plan submittals. For more information call (330) 744-5238

 

Plans must be of sufficient clarity to identify the extent and location of the proposed installations.

 

  1. Three (3) sets of original plans shall be required.
  2. The plans shall be of a scale not less than 1/8 inch.
  3. A complete egress illumination system shall be provided.
    1. Normal power illumination shall be provided at all times the building space is occupied. OBC Section 1006.1 & 1006.2 Note: “At all times” can be accomplished by using 24 hour circuits, key switches, switches located in areas inaccessible to unauthorized persons, or other approved means.
    2. Emergency illumination – Where applicable per OBC 1006.3 Failure of the normal power egress shall activate the emergency illumination.
    3. Exit illumination – As required by OBC Section 10113.
  4. A complete single-line diagram shall be as noted below:
    1. New Construction – Single-line diagram shall include all service & feeder distribution conductors and equipment, conductor sizes, equipment ratings, and overcurrent protective device ratings. All lighting and outlets must show circuiting.
    2. Existing Construction – Single-line diagram shall include all affected service & feeder distribution conductors and equipment, conductor sizes, equipment ratings, and overcurrent protective device ratings. All lighting and outlets must show circuiting.
  5. Panelboard schedules and load summaries shall be provided as noted below:
    1. New Construction – schedules and load summaries shall include service, feeders, transformers, and branch circuits including the interrupting capacities of all overcurrent protective devices.
    2. Existing Construction – Schedules and load summaries shall include service, feeders, transformers, and branch circuits as applicable including the interrupting capacities of all overcurrent protective devices.
    3. For both a. and b. – Tenant finish submittals shall include the tenant loads and the resultant service loads.
  6. Available fault current value for all projects that involve service entrance equipment installation or replacement. (Obtainable from the utility company.)
  7. Location and identification of:
    1. All panelboards, feeders, branch circuits, utilization equipment and outlets.
    2. All service equipment, overhead drops, service laterals, and service points.

General Information – Construction Documents

Ohio law requires construction documents for certain electrical work as provided below.

  • For Commercial, Industrial, and Multi-Family (over 3 units) Electrical Work: An electrical plan review is required whenever you add, shift, or change the load in an existing building and for all new construction.
  • For 1, 2, and 3-Family Dwellings Electrical Work: A System Description (including load calculations) submittal is required whenever you add, shift, or change the load in an existing building and for all new construction.

 

Excerpts from the OBC (Ohio Building Code):

  • 105.1 Approvals required. Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, or change the occupancy of a building or structure, or portion thereof, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical, plumbing system, other building service equipment, or piping system the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required approval.
  • 106.1 Submittal documents. Construction documents, statement of special inspections required and other data shall be submitted in two or more sets with each application for an approval. Before beginning the construction of any building for which construction documents are required under section 105, the owner or the owner’s representative shall submit construction documents to the building official for approval. When construction documents have been found to be in compliance with the rules of the board of building standards in accordance with section 107 by a certified building department, that determination of compliance shall be deemed sufficient to obtain approval for construction pursuant to section 105.2 and the building official shall issue the certificate of plan approval. Construction documents for the installation of industrialized units shall be submitted to the building official for approval in accordance with the provisions of section 106.1.2(2).
  • 106.1.1 Information on construction documents. Construction documents shall be dimensioned and drawn upon suitable material. Electronic media documents are permitted to be submitted when approved by the building official. Construction documents shall be coordinated and of sufficient clarity to indicate the location, nature and extent of the work proposed and show in detail that it will conform to the provisions of this code. Construction documents, adequate for the scope of the project, shall include information necessary to determine compliance with the building, mechanical, plumbing, fire, electrical, energy, and fuel gas codes such as:
  • 15. System descriptions. Complete description of the plumbing, mechanical and electrical systems, including: materials, insulation Rvalues, general routing and sizes of all piping; location and type of plumbing fixtures and equipment; plumbing schematics and isometrics; materials, insulation “R”-values, general routing and sizes of all ductwork, vents, and louvers; location and type of heating, ventilation, air conditioning, and other mechanical equipment; location and type of all fire alarm, lighting and power equipment; type and size of all electrical conductors.
